Cleaning business software: what 10 or 20 cleaners really cost

Most apps charge for every person who logs in, so a team of part-time cleaners can cost more than the jobs justify. ZenMaid Pro is $39 a month plus $14 per person; ServiceM8 charges by jobs a month, with unlimited users. Below, every app priced for 10 and 20 cleaners, card fees included.

Updated October 26, 2026 How we check prices Published by Ian Chang We may earn a fee from some providers. It never changes the prices we show or what we recommend. How we rank

The short answer:

  • Price per person decides it. A cleaning team has many people working a few hours each, and most apps charge for every login. ZenMaid Pro is $179 a month for 10 people and $319 for 20. ServiceM8 charges by jobs a month with unlimited users, and Service Fusion includes unlimited users on every plan. Jobber™’s published team sizes stop at 15 users.
  • Our pick for 10 cleaners: ServiceM8 Growing, about $9,858 a year; for 20 cleaners: ServiceM8 Premium, about $19,608. Both have recurring jobs and online booking on that plan, per the app’s own pricing page.
  • Card fees are the bigger cost. At 150 cleans of $150 a month, card fees cost more than the software at all 10 apps we could price. The small invoice makes the fixed part of the fee count: 2.9% + 30¢ is $4.65 on a $150 clean.

How we picked

Software plus card fees on this page's example jobs (150 invoices of $150 a month; 300 invoices of $150 a month, paid by card online), cheapest plan that covers the crew and every must-have. Our pick is the lowest cost option that has every must-have; within 10% of it, no contract, faster payouts and longer support hours win. Payment from a provider never changes it. How we pick

Our example: each part-time cleaner does about 15 cleans a month at $150 each, all paid by card online. It’s our assumption, not a published average, so put your own numbers in the calculator.

Why per-person pricing matters more for cleaning

Part-time cleaners each need a login to see the schedule, so a cleaning business pays for more people than a trades crew with the same hours. How each app counts people:

  • Per person: ZenMaid ($14 a month each on Pro), Tradify and Fergus (a price per user).
  • Team-size bands: Jobber sells bands of 1, 5, 10 and 15 users; Connect for 15 users is $399 a month, and over 15 there’s no published price.
  • By jobs, not people: ServiceM8’s paid plans include unlimited users and step up with jobs a month. At 150 jobs it’s the Growing plan; at 300, Premium.
  • Flat price: Service Fusion has unlimited users on every plan, from $225 a month.
  • Per route: GorillaDesk charges for each technician schedule, not each login.

Ask each app whether a cleaner who only views the schedule counts as a paid user.

ZenMaid pricing

ZenMaid is built only for maid services. Its price is a base plus a fixed amount for every cleaner and office manager, up to 20 people (over 20, no price is shown):

PlanMonthlyPaid yearlyUsers
ZenMaid Starter40 jobs a month $19 Not offered +$4 a month per person, up to 20
ZenMaid Pro $39 Not offered +$14 a month per person, up to 20
ZenMaid Pro Max $49 Not offered +$24 a month per person, up to 20
ZenMaid's published prices: the monthly price is the base, and each person on the team adds the amount in the Users column, per month, in US dollars, before sales tax. From ZenMaid's pricing page, checked Oct 26, 2026.
  • Starter caps you at 40 appointments a month. Past that you can’t add more until you upgrade, so a team running 150 cleans a month starts on Pro: $179 a month for 10 people.
  • Online booking forms start on Pro (with ZenMaid branding; your own branding on Pro Max). QuickBooks and cleaner GPS tracking also start on Pro.
  • Card payments go through your own Stripe or Square account, so the card fee is Stripe’s or Square’s rate. ZenMaid’s pricing page lists no processing fee of its own. SMS messages cost extra, at a price it doesn’t publish.
  • No contract: plans are month to month, with a 14-day free trial.
  • Recurring cleans: its help center covers recurring appointments, but the pricing page doesn’t say which plan has them, so our pick marks it “can’t confirm”.

House, carpet and window cleaning

House cleaning runs on weekly and biweekly repeat visits, so recurring jobs and a booking form matter most. Carpet and window cleaners often run fewer, larger jobs: with a lower job count, ServiceM8’s job-based plans drop a tier, and the fixed part of each card fee matters less. Change the jobs and invoice size in the calculator below.

Card fees on small cleaning invoices

Card fees are a percentage plus, at most apps, a fixed fee per payment. On a $150 clean, Jobber’s 2.9% + 30¢ is $4.65, while Housecall Pro’s 2.99% with no fixed fee is $4.49. Apps that connect your own Stripe or Square account (ZenMaid, GorillaDesk) charge you that processor’s rate. Compare every app on card fees by app, or read the rules before you pass card fees on to customers.

Common questions

What is the best software for a cleaning business?

It depends on how many cleaners log in and how many cleans you run. For 10 or 20 part-time cleaners at our example numbers, ServiceM8 costs least among the apps that publish recurring jobs and online booking, because it charges by jobs a month instead of by person. Put your own numbers in the calculator.

Is ZenMaid free?

No. ZenMaid has no free plan. It offers a 14-day free trial, then Starter is $19 a month, Pro $39 and Pro Max $49, each plus a fixed amount per person on your team ($4, $14 or $24 a month), up to 20 people. SMS charges are extra.

How much does cleaning business software cost per month?

It depends on how the app counts people. For 10 part-time cleaners, ZenMaid Pro is $179 a month, ServiceM8 Growing is $79 (it charges by jobs, not people) and Jobber Connect for 10 users is $299. Card fees on your cleans usually cost more than the software.

Do cleaning apps charge for part-time cleaners?

Most do. ZenMaid counts every cleaner and office manager, Tradify and Fergus charge per user, and Jobber prices by team-size band up to 15 users. ServiceM8 and Service Fusion don't charge per person, which is why they get cheaper as the team grows.
